Overview

349 Church is a 3-bedroom, 1.5-bath unit in Mission Dolores / Castro. The main floor is the second floor of the building, with 1,600 sqft of wooden floors, high ceilings, and tons of natural light. The back of the unit is made up of a large open area combining a living room, dining room, and newly-renovated kitchen.

The dining room opens out to a small private deck, and overlooks a yard (shared with the unit downstairs).

Above the main floor is an additional 1,100 sqft of finished shared space, with flexible rooms currently configured into a guest room.

Rooms available

The total rent for the entire unit is $5,500. There is currently one existing tenant who is interested in staying, but whose roommates are moving out. That tenant plans to occupy the largest of the rooms and pay $2,000 in rent, leaving the medium and small bedrooms. The exact rent split and room configuration would be jointly determined by the tenants, this is just an estimate.

Additionally, please note current tenant has a rescue dog and would be most comfortable as the only pet in the home.

349 Church is very centrally located in SF, walking distance to many high-demand areas and easy public transit to pretty much everything else.

• Walking distance to bus lines: half block to 22, ~2 blocks to 37 and 33, ~5 blocks to 24, 14, 49, 6, and 7.

Rent & utilities

The room is available for rent starting June 15th. Security deposit is one month's rent. One year lease is ideal.

Utilities are additional on top of rent. Unit includes in-unit washer and dryer. Parking is not included.
